Real estate licence in the UAE

Property brokerage in Dubai is regulated by RERA and requires a mainland licence plus individual broker certification — a free zone licence does not permit brokering Dubai property. Free zone entities are used for property holding and for development or investment activity, which is a different thing.

What to know first

  • Brokerage requires a RERA-licensed mainland entity and individually certified brokers.
  • Freehold ownership is restricted to designated areas for foreign owners.
  • Property held through a company has different transfer-fee and succession consequences than personal ownership.
